Here are a few of our highlights…
1. When having multiple borrowers, we use the highest wage earner’s middle score, rather than the lower of the two middle FICOs.
2. We can go up to 55% DTI on our loans.
3. We can get up to 90% on bank statement loans with 740+ FICO
4. We can do loans for borrowers without socials who have an ITIN number, and we don’t ask for proof of entry like a visa.
5. We can do non warrantable condos up to 80% LTV.
6. We can look at business OR personal for bank statement loans, and can go down to a 10% expense ratio with a CPA justification.
7. We can do a P&L loan for DSCR clients and get them a lower rate / higher LTV.

Here are some of our most recent fundings that some of my competitors were not able to do.
1. Cash out consideration for 699 FICO, 80% LTV
2. Purchase consideration for 85% LTV, 699 credit score
3. Foreclosure consideration: 12 months - max LTV 70% MIN FICO660 Purchase only
4. Received a consideration on a 38 Acre property due to great comps, Income and 60% LTV.
5. Consideration for 90% LTV 740 FICO purchase deal
6. Consideration for 27 acres 1.5 mil loan amount in b/c of comps in area
7. 22 instead of 24 months of self-employment history - got consideration for a realtor who previously was just renting out his duplex to still qualify for bank statement loan
8. Was able to fund a rural property due to comps in the area
